The Start of our ranch adventure

Some one is going to have to explain to this old man how to post photos so I can show ya'll our new to us 10 acres.
We will most likely have to move out of the house we are in unless timing is perfect.
I need the equity we have here to modify and add to the 1800 sq ft new and never used Morton barn
I am told construction, running gas & water lines etc will take four months.... so the next great adventure begins.

Yes three buildings. The two door is the garage someday to possibly become my office. The long building on the right is the hay barn with six rudimentary stalls and a tack room. The big barn was built last year new never used 1800 sq ft. That’s the building that we plan on turning into a barndominium with some expansion before we move in.
Excited you bet! Nervous yup. We are truly blessed!
Only 5.5 miles due south of where we live now in an HOA. I can’t wait to leave and spend what time we have left on “the ranch”.

Based on the amount of acreage that @murphranch has in OK, I think 10 acres is a tiny back yard. But for the rest of us it's probably a ranch.

I will try to answer all as best as I can. It's located in south Bixby. Having always wanted 10 acres to me it's a ranch but to those of you with real acreage it's a back yard. We looked at many properties in Osage (where we used to live) and Rogers but just never found the right one or had the finances to pull the trigger at the time.
Now after we close we have to sell this house (in the HOA) and extract our equity to modify the big red barn. I understand the owner built the barn in 2020 at a cost of $125,000+., then lost her husband and her son in the same year. She and her husband were going to build and live there full time.
My contractor sold his rental house so there's that but I am looking forward to being very busy on the ranch and not working so hard at my retirement job. I have looked at many properties over the last 5-7 years and nothing came close to that one - with the buildings, fencing, stocked pond, and room to run my gator! Have gone through what tractors to buy and I keep coming back to a 3032e just like I had & I have a line on a used one with low hours. Now I am going to pay more for that one than I sold mine for. Oh well all my decisions aren't always on point!
The Commander in Chief thinks it's beautiful (with no existing house even!). I told her if we get the two ponies she wants she would have to muck their stalls - that got me the kind of look some of you are familiar with - so I took a tape measure to the back door of the hay barn and the 3032 will fit with ease.
We were there yesterday and I will try to post a few more photos later today. When we were leaving there were birds having baths in a shallow part of the creek (which runs across part of the front and down the east side. The road is on the north side) - It's amazing how much you appreciate the little things when you get old. Now I'll have another mortgage to pay off, but what an excuse for tractors, implements and fresh air.
