The Start of our ranch adventure

Some one is going to have to explain to this old man how to post photos so I can show ya'll our new to us 10 acres.
We will most likely have to move out of the house we are in unless timing is perfect.
I need the equity we have here to modify and add to the 1800 sq ft new and never used Morton barn
I am told construction, running gas & water lines etc will take four months.... so the next great adventure begins.

Our property was referred to as a ranch by at least two owners prior to me. Now that it is officially incorporated as such, and the name/purpose/use is approved by the sectary of state of Oklahoma then yes it's a ranch - and not just to me. I have said the above previously. You are exactly right if it's a ranch to me ...the ...owner (with the C in C)! But a major point is being missed here- when I incorporated it (recently) the zoning and land use also must pass muster.

Another thing - we are retirees and living on our retirement plus my income from my expert witness practice. Everything we have done so far has been cash. We will need to have a mortgage to build a house - but for now the goal is to sell the HOA house and get the use of our equity buried in that, to complete the renovations to the "barndo" so we can move onto the property. That's where we are at this point. The next outlay will be a six-figure amount to complete the renovations so....we are at this juncture for now.
Because of my age and the desire for more security (physical) among other things and cut costs after we evolve to this... The joy this city boy gets from some hard physical work, fresh air, wildlife, our dogs when they get taken to frolic on the property for short interludes, enjoying nature, establishing a garden soon, eventually having chickens, a couple of burros, mini cattle (to be bred for sale not slaughter) mostly to be kept as pets...the list is immense... cannot be measured in acres. I also get to own and operate a John Deere (and yes I have more than one).
I also have an eventual goal of buying adjacent properties (no they are not for sale at the present). That part of the dream may never become reality but it's there in my grand plan. Only God knows what all of this will amount to since all comes from Him, but I am trying to show others through this thread that their possibilities of accomplishing their version of this is achievable and yes there are roadblocks and pitfalls and mistakes made but keep at it. Never give up, Never stop building (and I don't mean sticks and bricks - or Morton type buildings). What you may achieve will amaze you - and leave a legacy for your family soon when others need a place to live and be supported & after you are gone.

So my first experience with herding a cow (that broke through my neighbor’s fence). His ranch is right across the road from mine, and yes it’s a size-able property so it’s a ranch!
I was the first to notice so called him and he was close by in his 2500 feed truck. He held across the road as I used my gator to push (not literally) the cow back to the hole she had created. Lost her once and had to start over, then some idiot in a pickup stopped and tried to lasso her with his waving arms. Start over again and we succeeded In getting her back in the pasture after a little aggression from her towards the Gator. The cow now knows what a Gator horn sounds like from 5 feet away!
Ed went to get one of his ranch hands to mend the fence while I blocked the hole with my gator.
That was great fun! Could have been bad for a motorist or the cow. All turned out okay.
P.S. The “old” bull is the one with the horns.

Apparently previous owner thought it was a ranch. Here are some additional ones in the sunlight.
Congrats! Beautiful looking spread and glad you were able to find it. My wife and I are building a barndo in Ohio (break ground in April). Excited to see how things unfold for you.

Moved & spread about 12 yards of 1.5" crusher run. Moved about 10 buckets of dirt/fill to base for barn expansion. with Continued making berm to channel neighbors water/pond overflow into evolving creek channel in back 40. Started at 7:30 am and finished at 6:30 pm. All work except for 1.5 hours of time spent with our dogs and the C in C.
CBon - Best of luck with yours - waiting to sell our HOA house to extract our equity and continue our barndo.

I have been gathering sandstone from the acreage and the few that come in the “fill” loads. Put them all beside where the patio will be built (crushed stone area) today. Will still have a fair amount of concrete showing when these and others are countersunk in the concrete, but the C in C and I think it will look better than just plain concrete.

So the beaver decided to return, down two more trees around the pond and reopen his/her lair. Last year I foolishly filled it with dirt. He made short work of that so since I had some rocky fill left I decided to see how he would do gnawing on rock!

Do beaver do that? Maybe a ground hog?
Do ground hogs eat trees and try to construct beaver damns? Regardless I don’t want holes for my livestock and dogs to injure themselves in.

We have some beaver here called bank beavers. They will borrow a hole in the river bank in lieu of building the big lodge like you see in ponds.

Probably because the river I live along has a pretty good and constant current.

Beavers sometimes dig burrows into the banks of ponds, rivers and drainage ditches instead of building a lodge.

And this one is extremely persistent!
You know what happens, you’re out cleaning you rifle and shotgun some evening, boom, an accidental discharge, you forgot to unload the darn thing, that beaver just happens to be on the receiving end.

Had service truck and mechanic (he lives less than 1/2 mile away) unload the sprayer, turn the tank back the way it was and weld it back in place.
